Aegis Projects Limited is a company specialising in the retirement village and aged care sectors.  We have experience and capability in all aspects of planning, development, financial modelling, operations, sales and marketing, and compliance.  This experience has been gained over the past 30 years as developers, owners and operators, and advisers to others, of villages across New Zealand.

Sustainability is not radical, revolutionary, or remote. Rather, it is a state of mind which directs our approach, and which underpins decision-making.
 
This is particularly important in the retirement and aged care sector, where the property ownership and the operational businesses are intertwined and based on a long-term model.

We also believe that there is an inter-connectedness of things – no property solution should simply depend on the numbers, or on stakeholder needs. The best solutions result from a creative tension developed in assessing the impacts and drivers of all aspects of the process and outcomes as broadly as possible.
 
Time taken up-front to think about what is needed and what the solutions and impacts might be is never wasted.  The value of the outcomes is determined at the front end.

What we do

Property development is the art of the possible: this applies as much retirement villages and aged care facilities as it does to other forms of development. It is not an exact science. It is a process requiring both rational and creative thinking to achieve great outcomes, considering all the aspects which are desirable, influential and important. 

Retirement village and aged care property solutions are long term, they involve large sums of money, they can have lasting impacts on the people involved and on the users, they are generally unique and they are almost always complex and subject to change. 

We provide services to assist our clients by applying our knowledge and skill through the process. We outline several steps in the assessment and development of any retirement village or aged care facility. This is not a linear or even sequential process, and some development plans may go through several iterations before the right solution is found, but it is important to understand that, without a rigorous approach, opportunities may be missed or compromised. 

We can offer our services for all aspects: from the big picture, high level assessment, to the detailed implementation. We have experience working with diverse groups and in engaging all stakeholders. We have considerable experience in guiding projects through resource consent processes, which are critical in terms of value, risk, and time. 

Although much of what we do is about the physical and financial outcomes, we recognize and embrace the notion that it is the people which make our work worthwhile and who are the users and beneficiaries of any property transaction or enterprise. We are focused on team and relationship building through providing leadership and direction.

Retirement Villages and Aged Care Facilities

Often confused in the minds of the public, these are closely related but nonetheless very different businesses.  Increasingly, the expectation of the market is to have both independent-living villages and aged care available in the same location to provide a continuum of care, but they are different in terms of governing legislation, construction, funding and staffing.

Our People

Sandy Foster

Director

Sandy Foster, the principal director of Aegis Projects, has had extensive experience in the sector.  As a participant and shareholder in Vision Senior Living, he had responsibility at various times for all aspects of implementation, development and operation of the five Vision villages, now owned by Metlifecare.  After leaving Vision, he led the acquisition and development of Whitby Lakes Retirement Village in Porirua and The Grove Orewa.  He is proud to be an owner with Ngāti Toa of Aegis Retirement Living Limited, which owns Whitby Lakes and Silverstream Village in Christchurch.
 
Aegis Projects provides  the development and operational management services to these three villages.
 
For the past 10 years, Aegis has also provided development management and project management services to Airedale Property Trust, the property arm of Methodist Mission Northern, in the redevelopment of Everil Orr Village in Mt Albert, Auckland. We have also provided advice and guidance to numerous other clients.
 
Sandy has also previously served on the executive of the Retirement Villages Association.  He currently is also chair of the board of the New Zealand Housing Foundation, a charitable trust providing pathways through a shared equity programme to home ownership and secure tenure for many families.
